Community Eligibility
The development site is eligible for numerous Federal financial assistance programs including HUD (CDBG & Housing including but not limited to LIHTC), Treasury (NMTC), and USDA (Housing & B&I). But beyond the simple geographic eligibility is the real human need borne from a population with limited employment options that has resulted in extremely low median wage earner wages as well as median household income. As noted in the Taos Housing Need section, the economic hope - the ski resort - is at a significant competitive disadvantage because of the lack of housing for both staff and guests (vacation and vacation rental homes).

Because of the low wages and income, affordable housing can only be achieved with government financial assistance - which to date has been inadequate resulting in an 85% decline in new housing in the past decade compared with the prior. So Taos is a poster child for the truth that was recognized by the Federal government first in 1934: That without government financial assistance and guarantees, those economically challenged will not be able to afford truly decent housing. With the decline in available housing (3,000 units) coupled with the increasing borrowing costs, the barrier to affordable housing has only gotten more formidable and the probability of providing affordable housing without government assistance "more and more less likely".
